High-tech Zone: Charging for Parks and New Housing

New compounds and science parks with real grid headroom — here the goal is to plan it right the first time, not to fight the transformer.

The High-tech Zone is young: research campuses, office clusters and housing built this decade, with distribution planned generously. Charging projects here rarely need to argue with the transformer. What they need is proportion — the right AC/DC mix, trays reserved before handover, and one platform when a property group runs several sites at once.

Three scenes, one principle

  • New residential compounds — owner expectations are highest here; charging present at handover is a sales point, missing at handover is a complaint generator.
  • Science parks and offices — 7kW AC as the backbone for all-day employee parking, DC fast charging sized for visitors and business vehicles.
  • R&D campus retail frontage — visitor-dominated, so the DC share rises and wayfinding matters more than raw port count.

Before handover is the cheapest moment

Building charging into a compound under construction saves 20–30% against retrofit and avoids re-cutting finished surfaces. Our pre-delivery package: charging-bay ratios by household count, reserved tray routes and capacity, shelter siting with fire clearances, and drawings ready for the construction organisation plan. The highest-leverage line item is the tray route — once a corridor is sealed and landscaped, every later bay pays double for cabling.

Parks: AC-led, DC for visitors

The default mix is 70–80% AC for long-dwell employees and 20–30% DC for short-dwell visitors, with shuttle or logistics fleets in a separately planned high-power zone with dedicated circuits and cooling. Billing splits into employee, visitor and fleet classes. A 20-port AC field draws about 140 kW at simultaneous full load; we check twelve months of peak load and, if the headroom is thin, add load scheduling — roughly a tenth of the cost of an upgrade — before proposing any new transformer.

One platform across many sites

High-tech Zone projects rarely come alone: a property group or park operator runs several sites, and per-site spreadsheets stop scaling. On Dongdian Huichong, every station's status, utilisation and revenue sit in one back office, faults raise automatic work orders, and reconciliation exports by day or month. A worked example we show park managers: a 300-household compound with 20 e-bike ports costs about RMB 30,000–50,000; at 1.5 sessions per port per day and RMB 1 per session, revenue is about RMB 900 per month, roughly RMB 500–600 net after electricity, for a 3–5 year payback — theoretical figures under stated assumptions, and pricing above the neighbourhood's tolerance simply pushes riders back to dangling cables.

  1. Free survey — site walk-through, photos, clamp-meter load recording where capacity is tight, then a written proposal with a fixed price.
  2. Grid application — we prepare drawings and paperwork and deal with the power supply company, so the property does not chase forms.
  3. Construction — in-house crews, cable trays and distribution boxes done to specification, typical duration 7–15 days.
  4. Platform onboarding — every device registered on Dongdian Huichong: scan-to-charge, billing, remote control, revenue dashboards and automatic fault work orders.
  5. Operation and maintenance — 7×24 monitoring, 4-hour fault response, on-site attendance within 24 hours, local spare parts, quarterly inspection.
